Commissioning Projects
Federal Reserve Bank
Facility Dynamics commissioned the new Federal Reserve Bank of Atlanta. This one of the 12 district banks in the Federal Reserve System. It stores and distributes all cash for the district. It is also a clearing house for processing commercial checks. It encompasses 750,000 sf. Due to the automated currency and check processing machinery, tight temperature and humidity control was required. This critical facility obviously required a high level of reliability and redundancy on both the mechanical and electrical systems. Facility Dynamics completed all the mechanical and electrical systems.
HVAC System Commissioning for Colonial Williamsburg
Facility Dynamics provided HVAC system and controls commissioning services for the $40 million Bruton Heights School Educational Center in Williamsburg, VA. The HVAC system commissioning included a heating and cooling central plant, VAV air handlers and 125 zones. HVAC system testing included balancing checks and functional performance testing of equipment, as well as problem solving design and construction problems. HVAC control services included validating sequences, calibration, installation, loop tuning, documentation and training.

Facility Dynamics has or is currently providing commissioning services for a number of historic buildings, including the Coke Garrett House, The Geddy House, Bracken Tenement, The Capital, Wetherburn's Tavern and Tarpley's Store.

Facility Dynamics is providing commissioning services for the new Williamsburg Lodge Central Utility Plant. The plant includes 3 - 500 HP packaged firetube steam boilers and associated systems, and the retrofit of 2 - 800 ton and one 300 ton centrifugal chillers to R-123, along with a new 300 ton chiller, new cooling towers, and controls for the entire chiller plant.
General Motors - Recommissioning Program
Facility Dynamics was the commissioning consultant for the GM Worldwide Facilities recommissioning program. The project was a corporate program to recommission the HVAC equipment serving their manufacturing areas in all their plants. We developed sophisticated automated tools to administer and analyze the large volume of data involved in with the project. The program covered 10 plants and over 10,000,000 sf.
University of Virginia Special Collections Library
Facility Dynamics has an extensive history in commissioning museums. The UVa Special Collections Library is one in a long list. This is a new facility that includes archival storage, reading rooms, administrative space and an auditorium. The facility is built to house the University of Virginia's rare book and document collection. The spaces are designed for reduced temperature and humidity (except in the auditorium). Mechanical systems include three air systems that use desiccant dehumidifiers with a capacity of 4,000 CFM or larger. The project also includes gas phase filtration, high efficiency particulate filtration and steam humidification. We were contracted for design, construction, acceptance and warranty phase commissioning services. Other museums include the Harvard Depository, Delaware Public Archives, Dewitt-Wallace Gallery, Bruton Heights Collections and Conservation Building, Abby Aldrich Rockefeller Folk Art Center, Boston Athenaeum , Birmingham Museum of Art, NIH Film Vault and the list continues to grow.
GSA 450 Golden Gate
Facility Dynamics retro commissioned the air and control systems in the Philip Burton Building which is the headquarters of the GSA western region and a well known early installation of BACNet. Numerous air systems and control problems were identified and are in the process of being corrected. Sequence refinements are being implemented. The building is being configured for Continuous Commissioning using PACRAT.
DeConcini Federal Courthouse M&V and Cx
Facility Dynamics retro-commissioned and redesigned the control systems for this federal courthouse, as well as managed the Measurement and Verification for the unique performance contracted new building in Tucson, AZ. GSA used a performance contracting mechanism to fund energy efficient enhancements/upgrades beyond the funded and budgeted systems. During the first year of occupancy, we began installing PACRAT in this building, it became clear that many of the energy projects were not operating optimally. GSA engaged Facility Dynamics to identify problems with the building and the energy projects, redesign the control systems/sequences, retro-commission the systems, re-write the M&V plan and validate the savings. This building uses three high efficiency (one centrifugal and two screw) chillers along with an indirect evaporative free cooling system for cooling. Thirteen approximately 25,000 cfm VAV air handlers with economizers condition the facility. Heating is provided by modular boilers. High efficiency glazing is used throughout. Facility Dynamics is providing a continuous commissioning program for this facility using PACRAT.
