Facility Dynamics is the Commissioning Authority for this
700,000 sf, world class biomedical research laboratory
(referred to as the Landscape Building because the entire
facility was built into a hillside) and associated
conference house facilities. The project consists of
primarily BSL-2 biomedical research laboratories and a
20,000 sf vivarium. It also includes a 10,000 sf data
center, auditorium, kitchen and dining facilities, offices
and other miscellaneous spaces. The campus includes an
attached conference building. The project achieved a
LEED silver rating.
This facility also includes a central chilled water and
steam plant. The steam plant includes a propane/air
mixing station to back up the natural gas that is used to
fire the boilers. The air side is variable air volume
and uses VAV fume hoods and lab tracking controls. An
on site emergency power system backs up a significant part
of the facility. As is typical for biomedical
facilities, it is designed for high reliability in all
aspects of operation.
The project was contracted using a construction manager
who provided a Guaranteed Maximum Price (GPM) with a "Design
Assist" procurement approach. This design assist procurement
approach is between traditional design/bid and design/build
as subcontractors were procured at roughly the 65% design
state. This project began in the summer of 2002 and is
still ongoing. The total cost for this project will be
around $500,000,000.
